Buyer's guide

You found the house. Here's what happens next, what we'll need from you, and the three things that protect you most.

What happens after the contract is signed

  1. Deposit & file opened

Your escrow deposit comes to us within the contract deadline. We open the title order the same day.

  2. Title commitment

Usually within a week or two. Read it — it lists what is covered, what's excepted, and what must be cleared before closing.

  3. Inspection & loan

Your inspection period and loan approval run on the contract's calendar. Tell us about any repair credits or changes so the closing statement is right.

  4. Closing disclosure

With a mortgage, you'll receive a Closing Disclosure at least three business days before closing. We'll send our settlement statement for review too.

  5. Closing day

Bring ID and your funds (confirmed by phone). Sign, and the keys are yours once we've recorded and disbursed.

Three things that protect you

1. Get an owner's title policy

Your lender's policy protects the bank, not you. An owner's policy protects your equity for as long as you own the home, for a single payment at closing. Why that matters →

2. Call before you wire

Fraudsters impersonate title companies, agents and lenders to redirect closing funds. We never send or change wiring instructions by email or text. Call 863-385-2521 to confirm every instruction before your bank releases a dollar.

3. Get a survey

A current survey shows the true boundaries, encroachments and easements — and lets us remove the survey exception from your policy. Your lender may require one; even if not, it's worth it.

Who pays for what in Florida?

In Florida, who pays for the owner's title policy and who chooses the title company are set by the contract, and local custom varies by county. Either way, premiums are regulated statewide, so the choice is about service, not price. We're glad to walk through your contract with you or your agent.
