Seller's guide
Clear title, a clean payoff and the right documents at the table — here's how to make your closing uneventful.
What we'll need from you early
- Your current lender's name and loan number, so we can order the payoff
- Any home equity line, even with a zero balance — it must be closed and released
- HOA or condo association contact information for the estoppel certificate
- Your existing owner's title policy and survey, if you have them (they can save you money)
- Whether anyone on the deed is deceased, divorced, or will not be present to sign
- Where and how you'd like your proceeds delivered
Common title issues — and how we fix them
Most seller-side problems are routine and we clear them before closing: an old mortgage that was paid off but never released, a prior owner's name misspelled on the deed, an open permit, a judgment against someone with the same name as you. The earlier we know, the smoother the file. If something turns up in the search, we'll call you with options, not just a problem.
Closing day
Everyone whose name is on the current deed must sign the new one. You'll sign the deed, a closing affidavit, and a few lender- and state-required forms. Bring photo ID, your keys and openers, and the final utility readings if your contract calls for them. Can't be here? Ask about remote online notarization or a mail-away closing.
Your proceeds
We disburse once the buyer's funds have arrived and the documents are recorded — usually the same day, occasionally the next business morning for late-day closings. Proceeds go by wire to the account you confirm with us by phone, or by check.
