Frequently asked questions
Straight answers about title, closing and what to expect. Don't see yours? Call us.
What does a title company actually do?
We make sure the property you're buying can legally be sold to you, free of undisclosed liens and claims; we hold and disburse the money; we prepare and record the documents; and we issue the title insurance policy that protects you afterward. We are the neutral party in the transaction.
Who chooses the title company in Florida?
The contract decides. In Florida it is negotiable, and local custom differs from county to county. Whoever chooses, the title insurance premium is the same everywhere in the state because rates are set by the Florida Office of Insurance Regulation.
What's the difference between an owner's and a lender's policy?
The lender's policy protects the bank's loan and is required for almost every mortgage. The owner's policy protects your equity for as long as you or your heirs own the property. If you want to be covered, you need the owner's policy.
How much does title insurance cost?
Florida uses promulgated rates, so the premium depends only on the purchase price or loan amount. On a typical home purchase the owner's policy is a few hundred to a couple of thousand dollars, paid once at closing. Request a written quote and we'll itemize title, closing and recording costs.
How long does a closing take?
A cash sale with clean title can close in as little as a week. With a mortgage, plan on 30–45 days, driven mostly by the lender's timeline. The signing itself takes about 30–60 minutes.
Can I close if I'm not in Sebring?
Yes. We offer remote online notarization (RON), where you sign on a webcam with a valid ID, and traditional mail-away closings. Many of our buyers and sellers never set foot in the office.
How should I send my closing funds?
By wire or cashier's check. Before you wire, call us at 863-385-2521 at a number you obtained independently to confirm the instructions by voice. We will never change wiring instructions by email or text — any message saying otherwise is fraud.
Do you handle commercial, agricultural or seller-financed deals?
Yes. Commercial, industrial, agricultural, multi-parcel and seller-financed transactions, as well as 1031 exchanges in coordination with your qualified intermediary.
I already have a title policy from when I bought. Does that help when I sell?
Often, yes. Bring it. A prior policy can qualify the new buyer for a reissue rate, and it tells our examiner what was already searched and cleared.
